We operate without additional fees. Our single property management fee is 10% of your gross monthly rent. This fee includes finding and procuring great tenants.

No, we do not charge for this service. We advertise, conduct a thorough application process and arrange lease signing without a fee. It’s part of the 10%. If you’re not making any money on the property, neither are we. If you buy a vacant property, we start the process of finding a suitable tenant and take our 10% when the rent has been paid.

We’ve been in operation as a business for 5.5 years now but have owned our own rental properties for over 8 years.

Matt and I are the owners and we have four employees who work for us. I (Tegan), manage the administrative duties. Matt (my husband) is a carpenter/contractor. Nathan and Steve are labourers and Tyler is a carpentry apprentice. We have a cleaner on staff as well. We also have our bookkeepers who work independently but provide a second set of eyes on the accounting.

We have an account with Buildium, a web based program that we use as our property management software. We will also create an excel spreadsheet for your property if you own more than 3 units.  We use Quickbooks for our accounting and construction projects.

We check on each unit about twice a year. During those inspections, we check smoke and carbon monoxide alarms as well as furnace filters, hose bib shut offs, etc. Each property is unique in its seasonal needs.

We like to have rents in full to the owner by the 5th of the month. We use RBC Express to securely send funds by direct deposit.

The last month’s rent is sent to the owner/landlord. We do not hold the deposits however we take our fee from the last month’s rent at the time it is received.

We can start the process by issuing the N4 forms and work with you as we go. We do not pay for the filing fees. We also encourage owners to use a paralegal for the tribunal process.

We prefer to show it while it’s tenanted so there is a quick turnaround.

Where necessary we will ask the tenant to provide a credit check. We ask potential tenants to disclose any criminal record on our application.

We cast a large net to ensure we find the best tenant for the property. We believe in finding the best tenants who are able to afford and properly care for the unit/property. We are always looking at market rates to ensure that our owners are getting the most value for their property.

Yes, we have our skilled employees look at the issue  before sending out a repair person. We remain transparent with you during that process to ensure you approve of the work being done.

Yes, $250 but it’s based on your comfort level.

We have our own in house carpenters and labourers who are handy in other aspects as well. Otherwise, we use licensed professionals who we work with regularly on our other construction jobs. If you have someone you’d rather we use, we can do that too. We also are able to procure multiple quotes for large repairs.

We insist on managing buildings that are safe, where the building envelope is complete and secure. Your investment needs to remain valuable. We follow the LTB laws as far as replacement of any appliances that were in the unit upon lease signing. We can find gently used appliances or pick up new ones. It really depends on what the owner/Landlord wants to do.
